Why a Home Inspection?

Your home will be one of the most expensive investments most people will make. Once you have purchased your home it is too late to change your mind or ask for your money back. Even if you find something that was damaged after you last viewed your new home it can be a legal nightmare trying to get compensation. A professional home inspection can identify potential problems prior to purchasing your home.  If you buy a home without a home inspection then you have no protection against unscrupulous sellers.  Realtors are no longer require sellers to fill out an OREA Seller Property Information Sheets, which provides you with some protection and legal recourse if problems occur.  When buying a Home in Ontario Caveat Emptor rules:  Buyer Beware.

A home inspection is a comprehensive visual inspection of your home. The purpose of which is to identify material defects on the exterior, the interior and major systems of the home. Major systems of your home would include; heating, plumbing, air conditioning, structural, electrical and the building envelope. There is no mandatory certification in effect for home inspectors. Many home inspectors are entering the market with little of no construction experience. CMHC recommends that you question any potential home inspector with the following:

  • How long have you been in business?
  • What are your qualifications?
  • Provide at least three references! One for every year they claim to be in business!
  • Verify all information prior to hiring!

Buyer Beware…..Always ask questions!

What you can expect from your home inspection is a comprehensive report based, but limited to the following inspection items:

ExteriorStructural Items, Foundation, patios, driveways, slabs, walkways, grading, drainage, retaining walls, decks, posts, railings, siding, caulking, windows, panes, doors, eaves-soffits, fascia, trim, doors, garage doors, roofing, flashings, components.

We have one of the most extensive inspection reports available. We provide between 40 to 60 pictures of your home to ensure that you can relate to the exact problem identified in your report. We go over every defect with the client at the time of the inspection and then generate a report that is both graphic and detailed in its scope. The days of simple check list reports is quickly coming to an end. As the horse and buggy gave way to the automobile, the savy home buyer is opting for a detailed professional report over the “old checklist” delivered in a binder full of bulk filler information.
