Commercial Building Inspections – Property Condition Assessment

Roger is a Certified Building Code Official with the Ontario Building Officials Association and is also a Certified Master Inspector.  He has inspected well over 8,000 residential homes and has completed Commercial Inspections on Plaza’s , Strip Malls, Churches, Apartment Buildings and Industrial Buildings.

Property condition assessments (PCAs) are the gold standard in Commercial Property Inspections.

Depending on the type of building and its age, PCAs may require consultations with structural, construction or componential specialists (such as engineers, HVAC technicians or electricians).

Property Condition Assessment is typically required for due diligence purposes prior to acquiring a real estate property or for financing/refinancing purposes. The assessment is often requirement of lenders in order to assure the building is in adequate condition, within acceptable maintenance costs during the duration of the mortgage. It is also a tool for investors to negotiate the price of the property with the seller; reducing the price of the property, or demanding repairs before the building transaction is complete.

This standard is used by most professional engineers and building inspectors.  This is the only comprehensive standard used for Property Condition Assessments that is recognized by Banks, Mortgage Companies and professional Realtors.  The typical sections that apply to our Property Condition Assements are:

The exact items and nature of inspection are detailed in our Commercial Building Inspection Proposal.

Your detailed computerized report will provide pictures of both interior and exterior components of the building.  Serial numbers of building systems and appliance will be included in the report.  Pictures of any deficiency or outdated equipment will also be provided.

Information and photographs from these sources are included in the inspection report. The report provides recommendations for remedying major deficiencies, updating ageing major components, and undertaking further detailed investigation, if required, and the timing associated with those recommendations. 

Drone Inspection of Exterior

We provided a Drone Inspection of 16,000 sq ft commercial building for an out of country buyer.  We also provided contact for Level 1 Environmental study for building.  Our committment to detail helps our clients fully understand the condition of the property they are buying, even if they cannot see the building themselves.
